What are home measurement services?

Measurement services are just what they sound like: Based on your needs, an appraiser will measure the home's dimensions and area, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a form that can be used to prove an accurate Gross Living Area (GLA), the total livable area, of your home. These services are useful and often necessary when challenging property taxes or selling a property.

How does a home measurement service work?

During a measurement service, an appraiser takes measurements of the property with a measuring tool — generally a tape measure or laser measuring device. As they tour the property, they make note of the layout of the rooms and other features, like closets, entryways, and fireplaces. They may sketch the property. Then, the appraiser develops a report and a more detailed sketch showing the total living area and the overall layout of the house. The finished report is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When is a measurement or floorplan service necessary?

Real estate taxes

Tax records often reflect the wrong area of a property because the values can come from various sources, and occasionally go unproven — meaning you may be paying for more square footage than you actually own! Unless an appraiser has recently performed a valuation on your property (after any updating that may have affected square footage), you'll need one to perform a home measurement service before contesting what you're taxed. An appraiser assesses the accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop paying more than your house is worth.

Selling your home

A home floorplan service can ensure that you're paid fair market value for your property. Square footage is one of the most important factors potential buyers examine when purchasing a home — but since these values are often approximated rather than accurately measured, your home listing might show less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only reduces the selling price of your property, but possibly even the amount of interested buyers. The only reliable method of using a definitive GLA when listing your property is to reference a recent appraisal or measurement service executed by a certified appraiser (after any updating that might have affected square footage).

Information for agents

To make certain that your client's home closes at a price that accurately reflects market value, we suggest asking for a home measurement of the property. Your clients, and potential buyers, will appreciate your attentiveness, and you can be certain that the GLA on your client's listing is truly representative of their home. A measurement can also be a great marketing tool to entice potential buyers because they can view the layout and features of the house before and after touring.
